Resumo
From the analysis of urbanization and construction of the city of Vitoria (ES), initiated in the 1950s, the study addresses the redefinition of functions in Victoria’s Downtown, which has culminated in changes in this area until the present day. The work examines the role that the Downtown had at different times of the evolution of the city, primarily through the influence of the economy based on coffee exports through the Port of Victoria, when the phenomenon of spatial centrality contributed to classify this region as the core polarization of urban agglomeration. In a second step, there was the influence of the economy related to industrial activity, which resulted in the expansion of the city from the industrialization process oriented to foreign trade. Following the trend of decentralization of urban functions, the Capital has reached its most impressive development through the performance of real estate construction, responsible for urban development of the city mainly from the process of vertical constructions. The study also shows how the real estate growth toward the area north of the city becomes important to understand changes in the Victoria’s downtown from significant changes in functions related to the tertiary sector of the central space: the politicaladministrative structure of public power, the service sector, the retail trade sector and the financial sector. To meet the objectives proposed, the work is developed based on literature research about the city and in a field study conducted at its core. The results demonstrate the decreasing importance of the Downtown for Victory at the expense of new centers that are developing in the capital and in other areas of the metropolitan area, and a reset function whose scope is reflected in the changing profile of the core, which needs to be adequate for the needs of current urban development.
