Reestruturação imobiliária e novas estratégias de produção do espaço metropolitano da Grande Vitória pelos condomínios industriais

Abstract

This research aims at establishing a comparative process between three moments in the production of industrial spaces in Vitória-ES Metropolitan Area (Grande Vitória). We understand that in the first moment, spaces for industry are produced by the State, especially in the form of industrial districts; in the second moment, real estate capital appropriates and turns the production of these spaces into a new product, the industrial condominium; and in the third moment, through the exacerbation of the financial logic, these enterprises, the industrial condominiums, become part of the companies‘ assets which produce them and the production of the metropolitan space, through the industrial condominiums, becomes directly linked to the State Funds. The literature review and the empirical analysis of the undertakings through fieldwork are the basis for our main methodological approach. The research hypothesis is that industrial condominiums represent a new form of production in the metropolitan area, emphasizing and reaffirming the centrality of the real estate production in directing the production of the space.
