Colina has been undergoing a process of verticalization in recent years, mainly with the implementation of the Portal Mestre Álvaro complex by the MRV Engenharia company. The involvement of the real estate market in Serra is relatively recent and has materialized in both horizontal and vertical gated communities. The period under analysis begins in 2012 when the first real estate development of the Portal Mestre Álvaro was launched. The primary objective of the research is to understand why the real estate production process influences the spatial configuration of verticalization in Colina de Laranjeiras. The perspective adopted considers real estate production as part of the contents of urbanization, manifesting itself in how cities are planned and built, often favoring the interests of developers and investors. Serra became a focal point for residential real estate investments in the Greater Vitória Metropolitan Region (RMGV) around 2008 with the arrival of major developers from outside the state. The results show that in the case of Colina de Laranjeiras, verticalization is primarily driven by economic interests, such as real estate appreciation through the pursuit of increasing returns by developers.
